The current market is showing that inventory (number of homes for sale) is up 11% from this time last year, which has created a more competitive environment for sellers.*  However, in this region we have had an 18% increase in the number of closed sales, with an average increase in sales price of 8%.  The market was very active earlier in the year due to pent up demand and very low interest rates.  There was a bit of a feeding frenzy, particularly in the inner city markets, which inflated home prices and reduced the number of days on the market.   Read full post...

Many ask, “So how is the Real Estate market in Evergreen”?  My general response is that it is coming back in balance for both Buyers and Sellers; that the feeding frenzy is over, that Buyers have backed off due to rising interest rates, and that inventory is lower and sometimes high in price.  Mortgage rates are up 1% which affords Buyers less dollars in their home purchase.  Home prices need to reflect this but some Sellers are still pricing their homes higher in anticipation of receiving prices as Sellers did April-June.  Buyers are still Buying in anticipation of further mortgage rate increases. However, the home condition and Selling price need to be in line with the current market.  Yes, our Denver housing prices are up 10% year over year, but the flash in the pan has become a sizzle.  Below are the sats through August for Evergreen Conifer and Golden.  Septemeber stats will be out soon. Read full post...
